Where Do Buyers Come From?

With over 90% of home shoppers starting their search online for a new home it should not be any surprise that most leads come via the internet. Good or bad, that is just where the buyers are and to ignore this is to fall prey to the real estate market and the demons that can keep us from being successful at our jobs.

Buyers are not going to the new papers any longer. They cant get any information about a home there. They are not asking their friends if they know of any homes for sale. They are going online…sometimes at work….sometimes at home and sometimes on their smart phones while driving in front of us on our way to work.

The point is that buyers are not going to fall out of the trees and land in our laps. They are going to come from the internet and therefore being found the internet in as many places as possible is what is needed to be able to generate the business we want to generate. Being online is very important. Scratch that it is absolutely essential.  If you are not online you are not going to do the business that you want to do.  If you are phasing out of the business then advertising in the paper and relying on referrals to build quickly phase out is an excellent idea.

Phasing out is what many agents say when they have found that the internet is not a friendly and easily conquered domain. The internet can be a beast if you let it. Common mistakes include but are not limited to:

Relying on social media to capture potential clients

Starting a google ad campaign (the toughest street on the block)

Starting a Bing ad campaign (tough and desolate)

Constantly working on your website to make it the most beautiful site on the planet

These things will not work. They are going to take a lot of time and make you feel busy but they are not going to generate deals in any proportion to the amount of work required.
